New multi-story buildings are rising in this SLO County city. See where
Over the last few years, the city of Grover Beach has been rapidly developing its downtown.
According to the city’s Current Development Projects tracker, there are a total of 373 units in buildings that stand at least three stories high in varying states of completion. Fifty-three units are in the construction phase, 78 are under building review and another 146 are under plan review, according to the website.
Meanwhile, two major projects have already been completed — Coastal Community Builders’ Palladium and Encore projects — with a total of 96 residential units.

Where are buildings under construction in Grover Beach?
Four approved residential and mixed-use projects are under construction or have already been awarded a building permit to start work.
Generally speaking, projects that have received building permits means they will start construction within a year, though that timeline can be extended by the project’s builder.
The projects range from a four-story mixed-use project named Trinity with 2,500 square feet of commercial space with 16 town homes and seven condos to a three-story building containing six single-family residences.

A couple of multi-story mixed-use projects have been approved in downtown Grover Beach, but their building permits are still being reviewed or are pending submittal for permit review, according to the city.
The pair of projects consist of a five-story mixed-use building with commercial space and 20 condos at 261 Rockaway Ave. and a four-story mixed-use site with 2,500 square feet of retail space, 58 apartments and seven hotel units.
Developers can only start construction once they acquire their building permits.

Several multi-story mixed-use and residential projects have not been approved yet and are waiting for the city to review their building plans.
Many of the proposed projects are situated off of West Grand Avenue in the city’s downtown core — including a potential four-story building with 37 residential units and 5,400 square feet of commercial space at the site of the Beach Front Plaza strip mall.
