New ocean-view condo development finished in SLO County. See inside
One of the most prominent multi-story developments in Grover Beach completed construction in early June — and almost all of its 37 condo units are already leased.
On Saturday, developer Coastal Community Builders held its first open house for the Palladium mixed-use development, one of two multi-story mixed-use buildings planned on the west end of Grand Avenue.
For incoming buyer Robert Masch, the open house was his first chance to see in person the condo he purchased earlier this year.
Masch, a Paso Robles resident, said the condo was a perfect opportunity to downsize and consolidate his space in a new, beautiful location following the death of his wife.
“I was in there the day they offered it, like it was meant to be,” Masch said.
With only five condo units remaining for sale as of Saturday, Coastal Community Builders CEO Cam Boyd said the developer is looking forward to filling the remaining homes within the coming weeks.
“CCB is very excited to see the long-term vision of both the city’s and ours coming to fruition,” Boyd said, “It’s been serendipitous that the city street improvements kind of came to a completion right around the same time that Palladium came to its completion, and although there’s been some disruption in the the city during the construction period of both our building and the street improvements, people no longer need to use their imagination to envision, you know, what Grover Beach is becoming.”

Grover Beach developments to echo Palladium project
Coastal Community Builders sales representative Taylor Deming said as the move-in date for Palladium owners approaches, only one-bedroom units are still available for sale, with three on the ground floor and two on the floor above.
Those units will follow the same basic floor plan as a staged unit set up for interested customers’ inspection on Saturday. It featured a 500-square-foot floor plan across one bedroom, a bathroom and a kitchen and living room space that exits to both the inside hallway and a small deck outside.
Deming said as these one-bedroom homes are located on the first and second stories, customers can expect prices closer to the $400,000 end than $500,000, as that price point typically comes with two bedrooms, a little over 1,000 square feet and ocean views.
Each unit comes with an exterior storage closet outside the front door, along with a stackable washer and drier in-unit, Deming said.
The building also features a rooftop deck and barbecue spot with views out over the ocean and hills. Roof access will be limited to residents and their guests only, and residents must be present with their guests on the roof, Deming said.
The models currently showing at Palladium share design DNA with the coming models at Encore across West Grand Avenue, which is set to hold its grand opening in the first quarter of 2026, Boyd said.
“We’re down to the end in terms of sales, but we still have plenty available across the street, at Encore, so we can kind of use these other models to demonstrate what we’re going to have over there,” Deming said.
What’s next on the ‘West End’?
With Palladium’s residents set to move in in early June, Boyd said Coastal Community Builders is now turning its attention to other South County projects, such as the completion of Encore, the development of the nearby Trinity project and other planned mixed-use spaces.
Until the commercial space on its first floor is fully rented out, Coastal Community Builders will open a sales office on Palladium’s first floor, from which the developer can focus on selling the upcoming units.
Boyd, who himself purchased a condo unit to run as a long-term rental, said he decided to make the investment as a way of “putting your money where your mouth is.”
“I happen to share the city’s vision and CCB’s vision for what Grover Beach is turning into, and that’s a nicer, higher-end beach town — a town that’s been overlooked for a long time, but that’s not always going to be the case, and it looks like it’s not the case anymore,” Boyd said.
