413-home resort for older adults breaks ground in Paso Robles. What it will look like
More than 400 resort-style homes have broken ground in the Viñedo master planned community in Paso Robles.
The 413-home Trilogy resort development for residents over the age of 55 from builder Shea Homes officially commenced construction in October and has since opened sales to customers.
Sitting in the 279-acre, 1,233 Viñedo master planned community, the new Nevina project is the second major Trilogy development to come to San Luis Obispo County in the past decade, joining Nipomo’s Trilogy at Monarch Dunes community.
Shea Homes area vice president Preston Holdner said the new development is designed to cater to the needs of older residents with amenities such as a private club and a social hub for residents to form relationships with neighbors.
“Because we’re focused on the 55-plus segment, we can really focus on the living and entertaining areas of the home and really create homes that, while on a smaller footprint, live larger and really bring the inside out and the outside in, with really expansive outdoor patios that are adjacent to the great room and the kitchen,” Holdner said. “There’s a fabulous flow to take advantage of the California lifestyle and the weather.”
What will Nevina look like?
Holdner said the idea of introducing a new Trilogy development in San Luis Obispo County has been in the works for the past five years, but only solidified after committing to placing it in the Viñedo community around 18 months ago.
The new development’s 413 homes will be arranged around a club space offering amenities such as a recovery and wellness area, outdoor gathering places, pickle ball courts, casual dining and bar, bocce, a resort and a pool, to name a few, Holdner said.
As construction progresses over the next four years, the development will also be connected to the wider Paso Robles by a trail system, Holdner said.
Homes will range between 1,624 and 3,200 square feet, and will only stand one story each.
Depending on size and features, the homes will debut in the high $700,000 to low $1 million range, Holdner said.
Model homes will open in May of next year, and the first batch of 20 move-ins will start in mid-2025, Holdner said.
The associated social wellness club will hold a grand opening in late summer or early fall of 2026, with construction getting underway early next year, Holdner said.
