‘Resort-style’ community to bring more than 400 new homes for older adults to Paso Robles

Shea Homes announced plans to build an estimated 413 single-family homes as part of a new 55+ community in Paso Robles.

The community, called Nevina, is part of the builder’s first suite of Trilogy Boutique Communities and will be open to older adults, according to a news release from Shea Homes.

The 55+ community will be placed in the Viñedo development in Paso Robles, the release said.

The 413 homes in Nevina are among a portion of the estimated 1,200 properties that will be part of the Viñedo parcel — which was first announced in 2019.

The homes at Nevina will have different floorplans and ranges of square footage, but features “open concept layouts, expansive feeling interiors, and outdoor living spaces that expand entertaining options and connect to the indoor living areas,” the release said.

The Trilogy Boutique Communities from Shea Homes come with a “resort-caliber club” for residents to socialize, a wellness and fitness center, a pickleball court and dining and wine programs, the release said.

Shea Homes also operates the Trilogy at Monarch Dunes on the Nipomo Mesa, which is not restricted to older adults.

Prices on the single-family homes have yet to be announced, but will be market-rate housing, a spokesperson confirmed.

Shea Homes is hosting information sessions in December with sales expected to start in spring 2024, the release said.
