Grover Beach eyes project that would add apartments, restaurant to Grand Avenue
Grover Beach is considering a mixed-use project that, if approved, would add a new four-story apartment building along the city’s main strip, as well as a restaurant.
According to a news release Thursday, the city is in the earliest phases of considering a development project at the intersection of Grand Avenue and Fourth Street.
On Monday, the city heard and provided feedback to a presentation by Coastal Community Builders, which highlighted the preliminary, conceptual plans for the vacant 0.69 acre lot at 402 West Grand Ave. Coastal Community Builders is currently in escrow for the property, according to the release.
Those plans call for a four-story building (which would be up to 45 feet in height); either 22 two-bedroom apartments or 44 studios, depending upon density restrictions; a ground-level commercial space to include a restaurant with outdoor dining; a rooftop deck for additional outdoor dining and a residential open space area; and 51 on-site parking spaces.
The property would also feature dense landscaping and a masonry wall to help block the new building from existing housing on its southern border.
According to the release, the project “is intended to be developed as a pedestrian-friendly gateway with outdoor cafes and well-designed corner treatments that provide a distinct character.”
The project would continue the city’s ultimate goal of transforming its image from a bedroom community to a vibrant hub, officials said in the news release Thursday.
“Our city continues to invest in West Grand Avenue to advance our vision to transform this area into a thriving and vibrant commercial corridor that also provides housing for our community,” Grover Beach Mayor Jeff Lee said in the release. “We are excited to review proposals and collaborate on plans to ensure new developments uphold our community values.”
Before the project moves forward to its next steps, the city is looking to amend its Land Use Element plan and Development Code to better align with the current council’s housing priorities.
The City Council is expected to host a joint study session with the Grover Beach Planning Commission on April 19 at 6 p.m. to gauge community interests and opinions on code standards.
