This $2.5 million shack in San Francisco isn’t much to look at — but oh, what a view!

A rundown shack in downtown San Francisco can be yours for $2.5 million in the latest case of daffy Bay Area real estate prices — but there’s more to it than meets the eye, listings show.

The 863 Carolina Street property atop Potrero Hill comes with amazing views of the cityscape, not to mention city permits to replace the shack with a four-story home, a Realtor.com listing says.

“It’s planned to have a two-car garage, (four bedrooms), four bathrooms, an amazing living space on the top floor with patios and incredible views,” said agent Anne Laury, KGO reported.

Plans for the home, which could be split into two units or built for a single family, also include a private elevator, the listing shows.

The rickety shack now occupying the lot, which the owners had been renting out until it became too dilapidated, no longer even has a back wall, KGO reported
