A new housing development is coming to southern San Luis Obispo County from the builder behind San Luis Ranch and the redevelopment of downtown Grover Beach.

Coastal Community Builders announced plans for Hill Street Terraces, a new 24-home Nipomo development in the area of Blume and Hill streets.

The 24 single-family homes will feature a private community park and shared gathering spaces near the center of Nipomo with nearby access to Highway 101, according to the release.

The new project will include five floorplans ranging between 1,600 and 1,750 square feet, using an open-concept layout, high-quality finishes and energy-efficient features to enhance both livability and sustainability, the release said.

“Hill Street Terraces is a place where modern design meets the warmth of a true neighborhood,” CEO Cam Boyd said in the release. “We’ve designed this community to provide a balance of privacy and connection, with homes that offer both contemporary style and thoughtful functionality. It’s a great addition to Nipomo, offering homeowners access to the best of the Central Coast lifestyle.”

The homes are expected to draw interest quickly from potential homebuyers, according to the release.

With the project already approved by the San Luis Obispo Planning Commission, Coastal Community Builders is in the process of preparing the project site, starting grading and demolishing some of the existing structures on the lot, chief marketing officer Travis Ford said.

Sales are expected to launch sometime in the next 45 to 60 days starting in the $700,000 range, Ford said.
