More than 20 luxury homes are coming to a spot just outside of two of San Luis Obispo County’s most popular beach towns.

Developer Coastal Community Builders — which is developing the San Luis Ranch housing project — is building 21 homes on a 22-acre lot on Ontario Road along Highway 101. The property, near PG&E’s Energy Education Center, is just north of both Avila Beach and Pismo Beach.

The gated community known as Avila Canyon Estates will feature homes ranging between 2,485 to 3,195 square feet, with a starting price of around $1.8 million and a price of $2.5 million at the top end, Coastal Community Builders CEO Cam Boyd told The Tribune.

“The idea is to keep the view corridor along the Highway 101 and Ontario Road more or less native,” Boyd said. “As you can see on the site map, there’s two cul-de-sacs there, both of which are going to be gated, so that’s kind of the primary amenity.”

Much of the green space the project sits on will be unchanged outside of the two cul-de-sacs, Boyd said, with the exception of a hiking trail.

Boyd said there will be five distinct home styles in the project, though buyers can customize more features on these homes than Coastal Community Builders’ standard models.

The homes will become available for purchase in around a month, while construction is targeting the end of summer or early fall to break ground, Boyd said.

Though it’ll take around a year to complete the first batch of homes, the project has already generated significant interest — Boyd warned once the homes become available for purchase next month, they won’t last long.

“At this point, we’ve got a pretty lengthy interest list, even though we really haven’t started marketing in earnest yet,” Boyd said. “I don’t anticipate that sales are going to constrain our ability to build through it relatively quickly.”
