Massive Paso Robles housing project starts construction. When will first homes be finished?

Construction has started on a Paso Robles housing project that will bring more than 1,200 single-family and multifamily homes to a 280-acre site on the southeastern corner of the city.

The Viñedo development, also known as the Olsen-South Chandler Specific Plan, is being built by the firm Olsen 212 LLC, which is owned by Southern California developer Danny Brose.

The developer estimates the first phase of homes should be built by 2023, according to a news release from the city of Paso Robles.

It could take anywhere from five to 10 years for construction to wrap on the sprawling development, which will include community parks, recreational facilities and more than eight miles of hiking and biking trails, the release said.

Located across from Linne Road in Paso Robles, the site borders Hanson Road to the east; Fontana Road, Poppy Lane and Pioneer Trail and Winding Brook roads to the west, and Meadowlark Road to the south, according to a plan map.

“We’re excited to finally get to start bringing the vision for this project to life, and build much needed new housing to the city of Paso Robles,” Brose said in the release.

Paso Robles housing project decades in the making

The city of Paso Robles has hoped to develop the site of the Viñedo project for decades but struggled to bring those ideas to fruition, according to Tribune archives.

The city annexed the Chandler Ranch property in 1980 and plans to split it into two were approved by the Paso Robles City Council in 2017.

In 2004, Paso Robles incorporated the nearby Olsen Ranch and Beechwood properties.

In February 2020, the City Council unanimously approved plans to implement the Olsen-South Chandler Specific Plan.

The vote came after Brose announced plans in 2019 to develop Viñedo using four parcels controlled by three different owners: South Chandler Ranch, Olsen Ranch, Centex and Our Town, The Tribune reported then.

Brose’s Olsen 212 LLC had a majority stake.

Building to begin soon on Beechwood property

Building is scheduled to begin soon on another housing project in the southeastern corner of Paso Robles.

Plans to develop the nearby Beechwood property, located about three and a half miles from downtown Paso Robles, have been in progress for roughly 20 years

In 2020, the Paso Robles City Council approved plans to develop the 234-acre parcel into 911 residential properties, including more than 100 multifamily homes, according to the project description.

The Beechwood plan also features 40,000 square feet of mixed-use development and more than 20 acres of open space including an eight-acre public park.

Paso Robles community development director Warren Frace said the Beechwood property is likely to break ground later this year.
