A new restaurant and retail store are slated for an empty lot at Atascadero’s busiest intersection.
Fresno developer Sam Bogdanovich of BogMar Properties LLC is planning to build a small dining and shopping project on the corner of El Camino Real and Morro Road, backing up to Highway 101. The property was previously home to a gas station that was demolished in 2005.
The city Planning Commission approved the project at a Wednesday meeting.
The 3,755-square-foot building would contain a “fast-casual” restaurant and a shop, Bogdanovich said. The shopping center’s tenants have not yet been confirmed, he said.

Bogdanovich and his business partner are under contract to purchase the property from Donna Halliday of Atascadero.
Although the lot is located in a prime area of town, it’s oddly shaped and difficult to develop, which likely led to its long-lasting vacancy, Bogdanovich said.
He declined to disclose financial details of the project, but said they’ll likely close on the site in the next couple of months and be ready for tenants in April or May 2018. The new businesses will likely open in late spring or early summer of next year.
“We’re excited about our project,” Bogdanovich said.
