San Diego County's median home price nears previous peak
San Diego County home price gains might be minimal, but the median price is still nearing its previous peak.
The region's median home price was $910,000 in April, according to Attom Data Solutions, up 1.1% from March and also up 1.1% annually. The median, which combines sales of single-family homes, townhouses and condos, hit a high of $914,000 in June 2024.
San Diego County’s home market for nearly two years has been marked by a historically low number of sales and moderate price gains. Other markets across the U.S. have experienced the same conditions.The nation’s median, $370,559, is up 2.9% annually - also down from post-pandemic peaks.
Mark Goldman, a real estate analyst with C2 Financial Corp., said there is still enough of a supply and demand imbalance to keep prices marginally rising. But he said higher mortgage rates and affordability constraints will continue to weigh on the market heading into the summer.
“Bottom line is the market is still healthy,” Goldman said, “but the needle is moving on the gauge from a seller’s market to little more of a buyer’s market.”
Home sales stared to pick up slightly in April. There were 2,654 home sales across San Diego County, almost exactly the same as last year but nearly 300 more than March.
The time it takes to sell a San Diego County home was 33 days in April, said the Redfin Data Center, which was its highest in five years. Days on market at the same time last year was 32; followed by 21 days in 2024, also 21 days in 2023 and 12 days in 2022.
More time to sell has meant increased options for potential buyers. There were roughly 8,200 homes listed for sale in April, Redfin said. That compares to about 8,500 at the same time last year, 6,000 in 2024 and 4,800 in 2023.
Jan Ryan, a real estate agent in North San Diego County, said she was pleased things seemed to be picking up into the summer months. She said her buyers are mainly young couples planning on families.
“Some of the homes have been sitting longer so it’s just been nice. They have a little more bargaining power now,” Ryan said.
Home prices varied by type in April. The median single-family home price was $1.1 million, up 6.1% annually. The median townhouse and condo price was $685,000, down 2% annually.
San Diego County's home market was fairly similar to the rest of Southern California in April. Here's a look at medians - the point where half of the homes sold for more and half sold for less - across the region:
Los Angeles County: Up 0.5% monthly for a median home price of $899,250; up 1.2% annually.
Orange County: Up 0.7% monthly for a median of $1.23 million; up 2.8% annually.
Riverside County: Monthly drop of 1.8% to a median of $595,000; down 2.9% in a year.
San Bernardino County: Up 1.7% monthly to a median of $529,000; down 1.1% annually.
San Diego County: Up 1.1% monthly for a median of $910,000; also up 1.1% annually.
Ventura County: Unchanged monthly for a median of $875,000; unchanged annually.
