Home sales and the median price for a home in San Luis Obispo County declined in August. But the trend over the last year for the median is showing signs of leveling out.
Sales of all homes — including new and resale single-family detached houses and condominiums — were down more than 14 percent in August, according to Data-Quick, a Southern California-based real estate tracking firm.
A total of 214 homes were sold in August. For the same month a year before, 250 homes were sold, so the year-over-year decline was 14.4 percent.
The county median price in August was $380,000, down 5 percent from August 2009, when it was $390,000.

Sales of new homes and resale condos saw the most significant drops, at 23.1 percent for each category, compared to the same month a year ago.
In August, a total of 10 new homes were sold, compared to 13 for the same month in 2009.
Twenty resale condos were sold this year, compared to 26 in August 2009.
The median price of a condominium had a year-over-year decline of 7.3 percent. In August the median price was $255,000, compared to $275,000 a year ago.
Sales of existing, single family homes also fell. A total of 184 detached homes sold in August, down 12.8 percent from August 2009, when 211 homes sold.
The median for single family detached homes was $380,000 in August, falling 5 percent from August 2009, when the price was $400,000.
New home sales dropped in August, with only 10 sold, three fewer than in the same month the previous year, representing a 23 percent drop year over year.
One bright spot: The median price of new homes in the county increased 19.4 percent from the previous year. In August, the median was $480,000, up from $402,000 in August 2009.
The county’s median home price has leveled out in recent months, moving in a narrow $50,000 range for more than a year.
