National retailer T.J. Maxx is slated to open in fall 2012 at Golden Hills Plaza in Paso Robles, just off Highway 46 East.
The Massachusetts-based store markets itself on selling brand-name clothing, accessories and other products at prices often lower than those found at department stores.
The business will join the plazas two existing anchors, Lowes and Bed Bath & Beyond.
The shopping center also has storefronts for smaller shops, although information on how many spaces remain vacant and how many have tenants on board wasnt immediately available.
Shopping center owner Regency Centers will construct the new T.J. Maxx building slated for an empty lot next to Bed Bath & Beyond. The retail space will be approximately 25,000 square feet.
The transaction took over a year, close to 18 months, Regency leasing agent Jenny Smith said.
The lengthy talks were due to a few factors, including the down economy. T.J. Maxx also wanted to wait to see how its San Luis Obispo location performed before deciding whether to expand, Smith added.
According to T.J. Maxx real estate spokeswoman Carrie Garfield, the number of people who will be hired wont be available until about a month before the opening.
But the companys 21,000-square-foot store in San Luis Obispo, which opened in 2010 at Irish Hills Plaza, created about 60 full- and part-time jobs. That is T.J. Maxxs first location in San Luis Obispo County.
When opening new stores, the retailer looks for locations based on demographics, tenants in the shopping center and other factors, Garfield said.
Golden Hills Plaza has space to build another 25,000- to 30,000-square-foot anchor store next to T.J. Maxx, Smith said, but no one is signed on to it yet.
